Philosophy
We represent a small number of homes at a time, and we represent them completely. Fewer listings, more attention is not a constraint. It is the entire idea.

Every residence we take on is documented, positioned, and shown by the same principal from first conversation to closing. There are no handoffs and no queue.

Buyers meet the home the way it deserves to be met: privately, unhurried, and with a complete account of its history, its architecture, and its terms.

A single principal, start to close

The person who lists your home is the person who shows it, negotiates it, and closes it. Continuity is the service.

Provenance, drawings, and condition are recorded in full before a residence is ever shown. Buyers arrive already informed.

The file

Survey, floor plans, provenance, and photography assembled before anyone is invited. Most of the work sits here, where it belongs.

The private offering

Introduced first to our own register and to advisors we trust, then more widely if that serves you. Every viewing attended in person.

Offer to completion

Negotiated by the same principal, then surveys, contracts, and the closing tracked week by week until the keys move.

Searching, quietly.

Close to half of what we sell is never advertised. Buyers on our register hear about a residence once the file is finished and it is ready to be seen, which is usually some weeks before anyone else.

What matters, what does not, and the number above which the answer becomes no. We would rather show you three houses that fit than thirty that do not.

Access ahead of the offering

Our own represented homes, and the ones neighbouring principals mention to us long before they are listed anywhere.

One person on the telephone

The principal who takes your brief is the one who views with you, reads the survey, and negotiates on your side of the table.

Of the sale price, payable on completion. Covers survey coordination, floor plans, photography, the private offering, every viewing, and the negotiation. Nothing is charged along the way.

Buying a residence
1%

Of the purchase price. Search, early access, viewings, and negotiation on your side. Waived entirely when we are also representing the sale of your current home.

Valuation only
$2,500

A written opinion of value with the comparables behind it, for probate, a family settlement, refinancing, or plain curiosity. Credited in full against our fee if you go on to instruct us.

Sellers and buyers
How many residences do you represent at once?
Between six and twelve. It is a deliberate ceiling. Past that we would be running a diary rather than representing a house, and the whole argument for a boutique falls apart.
Will our home be listed publicly, or offered privately?
That is your decision, and we will set out the case for both before you make it. Roughly half of what we sell moves privately. The other half genuinely benefits from a full public offering, and we would rather argue for the right one than default to either.
What happens if the residence does not sell?
You owe us nothing. The fee is contingent on completion, and the survey, plans, and photography we produce remain yours whether you re-offer next season or take the house off the market entirely.
How long does a sale usually take?
Thirty to ninety days to an accepted offer across most of our market areas, then six to ten weeks to completion. Willowmere runs considerably longer, and we will say so at the valuation rather than after you have signed.
Do you work alongside our attorney and accountant?
Yes, and we prefer to. Send us their details at the outset and we will keep them informed at each stage instead of making you the messenger between three parties.
Do you represent buyers as well as sellers?
We do. We will not act on both sides of the same transaction, and if a residence we represent suits a buyer we also act for, we say so and step back from one side of it.
